The volume of home sale transactions in December 2020 (140,281 cases) rose 20.1% from the previous month (116,758 cases), increased 18.5% from the same month a year earlier (118,415 cases), and was up 66.1% from the five-year average (84,443 cases). The cumulative volume of home sale transactions for 2020 (1,279,305 cases) rose 58.9% from the same period a year earlier (805,272 cases) and 31.7% from the five-year average (971,071 cases).
By region, the Seoul metropolitan area (63,203 cases) rose 53.7% from the previous month and 1.3% from the same month a year earlier, while the rest of the country (77,078 cases) rose 1.9% from the previous month and 37.5% from the same month a year earlier. On a cumulative basis for 2020, the Seoul metropolitan area (642,628 cases) rose 61.1% and the rest of the country (636,677 cases) rose 56.7% from the same period a year earlier.
By type, apartments (106,027 cases) rose 18.3% from the previous month and 20.6% from the same month a year earlier, while non-apartment properties (34,254 cases) rose 26.4% from the previous month and 12.4% from the same month a year earlier. On a cumulative basis for 2020, apartment transactions (934,078 cases) rose 71.4% and non-apartment transactions (345,227 cases) rose 32.7% from the same period a year earlier.
Rental (jeonse and monthly rent) transactions, tallied based on fixed-date (confirmed-date) records for December 2020, totaled 183,230 cases, up 5.6% from the previous month (173,578 cases), up 10.0% from the same month a year earlier (166,585 cases), and up 30.1% from the five-year average (140,888 cases). The cumulative rental transaction volume for 2020 (2,189,631 cases) rose 12.0% from the same period a year earlier (1,954,464 cases) and 25.1% from the five-year average (1,749,947 cases). The share of monthly-rent contracts among December 2020 rental transactions was 41.0%, up 1.7 percentage points from the same month a year earlier (39.3%) and down 0.6 percentage points from the five-year average (41.6%).
By region, the Seoul metropolitan area (121,249 cases) rose 1.1% from the previous month and 12.3% from the same month a year earlier, while the rest of the country (61,981 cases) rose 15.6% from the previous month and 5.7% from the same month a year earlier. By housing type, apartments (88,413 cases) rose 3.7% from the previous month and 3.5% from the same month a year earlier, while non-apartment properties (94,817 cases) rose 7.3% from the previous month and 16.9% from the same month a year earlier.
By lease type, jeonse (lump-sum deposit lease) contracts (108,104 cases) rose 7.4% from the previous month and 6.9% from the same month a year earlier, while monthly-rent contracts (75,126 cases) rose 3.0% from the previous month and 14.8% from the same month a year earlier. On a cumulative basis for 2020, the share of monthly-rent contracts among rental transactions was 40.5%, unchanged from the previous month (40.5%) and up 0.4 percentage points from the same period a year earlier (40.1%).
