Jeonse/monthly-rent transactions total 180,000

Housing sales transactions in January 2021 (90,679) fell 35.4% from the previous month (140,281) and 10.5% from the same month a year earlier (101,334), while rising 32.2% above the five-year average (68,576).

By region, the Seoul metropolitan area (47,132) was down 25.4% from the previous month and down 14.9% from the same month a year earlier, while non-metropolitan regions (43,547) were down 43.5% from the previous month and down 5.2% from the same month a year earlier. Compared with the five-year average January transaction volume, the metropolitan area was up 37.9% and non-metropolitan regions up 26.6%.

By type, apartments (64,371) were down 39.3% from the previous month and down 15.3% from the same month a year earlier, while non-apartment housing (26,308) was down 23.2% from the previous month and up 3.8% from the same month a year earlier. Compared with the five-year average January transaction volume, apartments rose 38.4% and non-apartment housing rose 19.3%.

Jeonse and monthly-rent transactions compiled from January 2021 fixed-date (confirmed-date) records (hereinafter “jeonse/monthly-rent transactions”) totaled 179,537, down 2.0% from the previous month (183,230), up 3.4% from the same month a year earlier (173,579), and up 22.0% above the five-year average (147,147). The share of monthly rent among January 2021 jeonse/monthly-rent transactions was 41.0%, up 2.7 percentage points from the same month a year earlier (38.3%) and down 0.8 percentage points from the five-year average (41.8%).

By region, the Seoul metropolitan area (116,684) was down 3.8% from the previous month and up 2.4% from the same month a year earlier, while non-metropolitan regions (62,853) were up 1.4% from the previous month and up 5.4% from the same month a year earlier. By housing type, apartments (84,902) were down 4.0% from the previous month and down 0.9% from the same month a year earlier, while non-apartment housing (94,635) was down 0.2% from the previous month and up 7.6% from the same month a year earlier.

By lease type, jeonse (105,906) was down 2.0% from the previous month and down 1.1% from the same month a year earlier, while monthly rent (73,631) was down 2.0% from the previous month and up 10.7% from the same month a year earlier. In January 2021, the monthly-rent share for apartments (37.0%) was up 4.6 percentage points from the same month a year earlier, and for non-apartment housing (44.6%) it was up 0.5 percentage points.
