48,534 units planned for the Seoul metropolitan area, including 12,097 units in Seoul
Small and mid-sized homes of 85㎡ or less account for 95.1% of the total
According to the Ministry of Land, Infrastructure and Transport (Minister Kim Hyun-mee), a total of 80,635 apartment units nationwide are scheduled for occupancy in the fourth quarter of 2020 (October–December). In the Seoul metropolitan area, 48,534 units are scheduled, representing increases of 1.7% and 37.5% compared with the five-year average (48,000) and the same period last year (35,000), respectively. In the provinces, 32,101 units are scheduled, representing decreases of 46.8% and 47.6% compared with the five-year average (60,000) and the same period last year (61,000), respectively. In Seoul, 12,097 units are scheduled, representing increases of 8.5% and 7.9% compared with the five-year average (11,152 units) and the same period last year (11,215 units), respectively.
Looking at the detailed occupancy figures, in the Seoul metropolitan area, 13,951 units are scheduled for occupancy in October 2020, including Ansan Sa-dong (2,872 units) and Hwaseong Dongtan 2 (2,568 units); 15,083 units in November 2020, including Incheon Dohwa (2,376 units) and Gimpo Singok (2,255 units); and 19,500 units in December 2020, including Godeok Gangil (3,631 units) and Siheung Eungye (1,719 units).
In the provinces, 8,036 units are scheduled for occupancy in October 2020, including Busan Jeonpo (2,144 units) and Asan Tangjeong 2 (865 units); 10,912 units in November 2020, including Sejong City (1,538 units) and Yangsan Mulgeum (1,042 units); and 13,153 units in December 2020, including Daejeon Yongun (2,267 units) and Ulsan Songjeong (946 units).
By home size, there are 34,153 units of 60㎡ or less, 42,528 units of 60–85㎡, and 3,954 units exceeding 85㎡. Small and mid-sized homes of 85㎡ or less account for 95.1% of the total, indicating that occupancy volume is concentrated in small and mid-sized homes. By developer type, there are 57,197 private-sector units and 23,438 public-sector units.
Meanwhile, the ministry reported that the total number of unsold homes nationwide stood at 28,883 as of the end of July 2020. Nationwide, this represents a decrease of 1.3% (379 units) from the previous month (29,262 units); however, in the Seoul metropolitan area, the figure increased by 13.5% (373 units) from the previous month (2,772 units), centered on Yangju (191 units) and Goyang (325 units). In the provinces, the figure was 25,738 units, a decrease of 2.8% (752 units) from the previous month (26,490 units) and a decrease of 50.3% (26,002 units) from the same month last year (51,740 units).
Unsold homes remaining after completion totaled 18,560 as of the end of July 2020, a decrease of 0.8% (158 units) from the previous month (18,718 units). Looking at the total unsold volume by size, unsold large and mid-sized homes exceeding 85㎡ numbered 1,918, a decrease of 11.5% (249 units) from the previous month (2,167 units), while homes of 85㎡ or less numbered 26,965, a decrease of 0.5% (130 units) from the previous month (27,095 units).
