Technology research to improve construction quality and safety in remodeling projects

Field verification of related technologies at the Ichon Hyundai remodeling project site

Lotte Engineering & Construction has launched research and development on remodeling-specialized technology to improve construction quality and safety in apartment remodeling projects. Through this effort, Lotte E&C aims to secure differentiated competitiveness in the recently growing remodeling market.

To this end, the company is accelerating the development of a range of technologies, including “3D scan reverse engineering,” “smart measurement through big data analysis,” and an “impact load analysis system.”

The first technology, 3D scan reverse engineering, uses 3D scanners and BIM (Building Information Modeling) technology to reproduce the shape of existing structures and ground conditions as closely as possible to reality and apply it to remodeling. This makes it possible to identify the precise location and size of structural members such as walls and columns in the existing building and reflect them in remodeling design and construction planning. In addition, it can be used to assess the degree of damage to aged or broken members in the existing building, supporting the establishment of repair and reinforcement plans.

The second technology, smart measurement through big data analysis, monitors in real time the loads occurring on major structures during remodeling work and sends an alert to the manager when a hazardous situation arises. A building’s loads are ultimately supported by the foundation piles. By measuring the loads occurring on both the existing piles and the additional piles installed for remodeling, and by analyzing the data at each stage, structural safety can be verified.

The third technology, the impact load analysis system, evaluates the risks posed by impact loads on structures during remodeling work and proposes solutions to prevent accidents. It reviews safety against impact loads such as falling debris during construction and assesses the possibility of cascading accidents caused by localized structural damage. If the likelihood of an accident is high, it presents various measures to ensure safety. In particular, it supports safe remodeling work by proposing specific demolition and dismantling processes to control structural damage, along with reinforcement plans for temporary structures.

To develop these remodeling-specialized technologies, Lotte E&C is conducting field verification tests at the Ichon Hyundai remodeling project site and plans to file patent applications for a variety of related technologies.
