December Housing Statistics Released
Sales Transactions Also Fall Year-on-Year
As of the end of December 2022, the total number of unsold homes nationwide stood at 68,107 units, an increase of 17.4% (10,080 units) from the previous month. In the Seoul metropolitan area, the figure was 11,035 units, up 6.4% (662 units) month-on-month, while in provincial regions it reached 57,072 units, up 19.8% (9,418 units) month-on-month. By size, unsold mid-to-large units exceeding 85㎡ numbered 7,092, up 18.1% from the previous month, while units of 85㎡ or less totaled 61,015, up 17.3% month-on-month. Unsold units remaining after completion numbered 7,518, up 5.7% (408 units) from the previous month.
Housing sales transactions in December 2022 (based on reporting date) totaled 28,603. The Seoul metropolitan area (11,127 transactions) fell 2.6% month-on-month and 48.4% year-on-year, while provincial regions (17,476 transactions) fell 7.0% month-on-month and 45.7% year-on-year. By type, apartments (18,222 transactions) declined 0.3% month-on-month and 40.2% year-on-year, while non-apartment homes (10,381 transactions) fell 13.1% month-on-month and 55.4% year-on-year.
Cumulative housing construction permits through December 2022 totaled 521,791 units nationwide, a 4.3% decrease from the same period a year earlier (545,412 units). Nationwide, apartments numbered 427,650 units, up 1.0% year-on-year, while non-apartment homes totaled 94,141 units, down 22.9% year-on-year.
Cumulative housing construction starts through December 2022 totaled 383,404 units nationwide, a 34.3% decrease from the same period a year earlier (583,737 units). The Seoul metropolitan area recorded 186,408 units, down 37.9% year-on-year, while provincial regions recorded 196,996 units, down 30.5% year-on-year. By type, apartments nationwide numbered 299,022 units, down 36.7% year-on-year, while non-apartment homes totaled 84,382 units, down 24.0% year-on-year.
Cumulative multi-family housing sales offerings through December 2022 totaled 287,624 units nationwide, a 14.5% decrease from the same period a year earlier (336,533 units). The Seoul metropolitan area recorded 135,933 units, down 4.4% year-on-year, while provincial regions recorded 151,691 units, down 22.0% year-on-year. By type, general offerings totaled 217,254 units, down 15.9% year-on-year; rental housing totaled 27,523 units, down 29.1% year-on-year; and association-member allotments totaled 42,847 units, up 8.3% year-on-year.
Cumulative housing completions through December 2022 totaled 413,798 units nationwide, a 4.1% decrease from the same period a year earlier (431,394 units). The Seoul metropolitan area recorded 228,916 units, down 7.4% year-on-year, while provincial regions recorded 184,882 units, up 0.4% year-on-year. By type, apartments nationwide numbered 323,186 units, down 2.6% year-on-year, while non-apartment homes totaled 90,612 units, down 8.9% year-on-year.
