Four Buildings Standing 48 Stories High
Lotte E&C has been selected as the construction contractor at the 'General Assembly for the Selection of the Contractor for the Yongsan Sanho Apartment Housing Reconstruction Improvement Project.' The Yongsan Sanho Apartment, which received project implementation approval in March 2024, is a development in the vicinity of 118-16 Wonhyo-ro 4-ga, Yongsan-gu, Seoul, that will newly create seven buildings ranging from three basement levels to 35 above-ground floors, comprising 647 households (including 73 rental units) as well as ancillary welfare facilities, with construction costs of approximately KRW 313.5 billion. The complex is located along the Han River, offering permanent Han River views, and boasts an excellent transportation network with the Wonhyo Bridge, Mapo Bridge, and Gangbyeonbuk-ro nearby, making travel to central Seoul convenient. Lotte E&C submitted its bid with an alternative design that improves the complex's amenities within the scope of minor design changes to the improvement plan, based on the existing project implementation approval design, and additionally proposed a specialized design in accordance with the association's bidding guidelines to ensure the swift advancement of the project going forward.
The specialized design additionally proposed by Lotte E&C actively reflects the '2040 Seoul Master Plan,' which eliminated uniform floor-count restrictions, arranging four buildings standing up to 48 stories high. In particular, to maximize the appeal of the riverside complex, a specialized piloti design that enhances openness and spatial utilization has been applied to enable 'Han River views for all households,' and a 'Sky Lounge' facing the Han River where residents can enjoy romance and leisure, along with view-oriented elevators, will also be featured.
Meanwhile, following the redevelopment of the north side of Anyang Sports Complex, the reconstruction of Sinbanpo 12th, the reconstruction of Cheonho Woosung, and the redevelopment of Jeonnong District 8 earlier this year, Lotte E&C has now been selected as the contractor for this Yongsan Sanho Apartment reconstruction, recording a total of KRW 1.9571 trillion in orders from urban redevelopment projects.
