▲As of the end of January, unsold homes nationwide totaled 75,359 units, up 10.6% (7,211 units) from the previous month. Unsold homes remaining after completion numbered 7,546 units, up 0.4% (28 units) from the previous month. The Seoul metropolitan area had 12,257 units, up 10.7% (1,181 units) from the previous month, while non-metropolitan regions had 63,102 units, up 10.6% (6,030 units) from the previous month. Unsold homes larger than 85㎡ numbered 8,926 units, up 25.9% from the previous month, while those 85㎡ or smaller numbered 66,433 units, up 8.8% from the previous month.

▲January housing sales transactions (based on reporting date) totaled 25,761 cases. This was down 9.9% from the previous month and down 38.2% year-on-year. The Seoul metropolitan area (10,299 cases) was down 7.4% from the previous month and down 36.5% year-on-year, while non-metropolitan regions (15,462 cases) were down 11.5% from the previous month and down 39.4% year-on-year.

▲January jeonse and monthly rent transactions (based on reporting date), combining data from the lease reporting system and the fixed-date registration system, totaled 214,798 cases. This was up 1.5% from the previous month and up 5.0% year-on-year. Jeonse transactions (97,577 cases) were up 1.1% from the previous month and down 12.3% year-on-year. Monthly rent transactions (117,221 cases, including deposit-based monthly rent and semi-jeonse) were up 1.9% from the previous month and up 25.8% year-on-year. Monthly rent accounted for 54.6% of January transactions, up 9.0 percentage points from the same month a year earlier (45.6%) and up 13.3 percentage points from the five-year average (41.3%).

▲January housing construction permits nationwide totaled 21,425 units, down 45.9% year-on-year. The Seoul metropolitan area recorded 5,259 units, down 65.3% year-on-year, while non-metropolitan regions recorded 16,166 units, down 33.9% year-on-year. Apartments nationwide totaled 18,549 units, down 44.7% year-on-year, while non-apartment homes totaled 2,876 units, down 52.8% year-on-year.

▲January housing construction starts nationwide totaled 15,612 units, down 17.2% year-on-year. The Seoul metropolitan area recorded 9,980 units, down 2.9% year-on-year, while non-metropolitan regions recorded 5,632 units, down 34.3% year-on-year. Apartments nationwide totaled 13,518 units, up 0.1% year-on-year, while non-apartment homes totaled 2,094 units, down 60.8% year-on-year.

▲January multi-unit housing presales nationwide totaled 1,852 units, down 90.7% year-on-year. The Seoul metropolitan area recorded 1,027 units, down 92.2% year-on-year, while non-metropolitan regions recorded 825 units, down 87.8% year-on-year. General sales totaled 1,728 units, down 89.5% year-on-year; rental housing totaled 16 units, down 99.0% year-on-year; and union member allocations totaled 108 units, down 94.1% year-on-year.

The Seoul metropolitan area recorded 7,012 units, down 47.4% year-on-year, while non-metropolitan regions recorded 9,129 units, up 14.3% year-on-year. Apartments nationwide totaled 11,347 units, down 15.0% year-on-year, while non-apartment homes totaled 4,794 units, down 39.8% year-on-year.
