According to the Ministry of Land, Infrastructure and Transport, the volume of home sales transactions in January 2020 (101,334 cases) fell 14.4% from the previous month (118,415 cases) but rose 101.5% from the same month a year earlier (50,286 cases) and was up 57.9% from the five-year average (64,173 cases).

By region, the January transaction volume in the Seoul metropolitan area (55,382 cases) decreased 11.2% from the previous month but increased 146.3% year on year, while transactions in the provinces (45,952 cases) fell 18.0% from the previous month but rose 65.3% year on year. Compared with the five-year average for January, the Seoul metropolitan area was up 84.8% and the provinces up 34.4%.

By type, the January transaction volume for apartments (75,986 cases) declined 13.6% from the previous month but increased 142.7% year on year, while non-apartment transactions (25,348 cases) fell 16.8% from the previous month but rose 33.5% year on year. Compared with the five-year average for January, apartments were up 77.5% and non-apartments up 18.6%.

The volume of jeonse and monthly-rent transactions, compiled based on fixed-date registration data for January 2020, totaled 173,579 cases, up 4.2% from the previous month (166,585 cases), up 2.8% year on year (168,781 cases), and up 26.9% from the five-year average (136,805 cases). The share of monthly-rent transactions among January 2020 jeonse/monthly-rent transactions was 38.3%, down 1.0 percentage point from the previous month (39.3%) and down 1.0 percentage point year on year (39.3%).

By region, the January transaction volume in the Seoul metropolitan area (113,942 cases) rose 5.6% from the previous month and 4.6% year on year, while the provinces (59,637 cases) increased 1.7% from the previous month but fell 0.4% year on year. By type, the January transaction volume for apartments (85,644 cases) rose 0.2% from the previous month and 6.2% year on year, while non-apartments (87,935 cases) increased 8.4% from the previous month but declined 0.3% year on year.

By lease type, the January jeonse transaction volume (107,089 cases) rose 5.9% from the previous month and 4.5% year on year, while monthly-rent transactions (66,490 cases) increased 1.6% from the previous month and 0.3% year on year. The monthly-rent share for apartments in January (32.4%) fell 1.0 percentage point year on year, while that for non-apartments (44.1%) declined 0.5 percentage point.
