▲In November 2020, home sales transactions (116,758) rose 25.9% from the previous month (92,769), 26.3% from the same month a year earlier (92,413), and 34.8% from the five-year average (86,613). Cumulative home sales transactions through November 2020 (1,139,024) increased 65.8% from the same period a year earlier (686,857) and 28.5% from the five-year average (886,628).

By region, the Seoul metropolitan area (41,117) fell 1.8% from the previous month and 15.3% from the same month a year earlier, while the rest of the country (75,641) rose 48.7% from the previous month and 72.4% from the same month a year earlier. On a cumulative basis through November 2020, the Seoul metropolitan area (579,425) rose 72.2% and the rest of the country (559,599) rose 59.7% from the same period a year earlier.

By type, apartments (89,660) rose 35.5% from the previous month and 34.3% from the same month a year earlier, while non-apartment homes (27,098) rose 1.9% from the previous month and 5.7% from the same month a year earlier. On a cumulative basis through November 2020, apartment transactions (828,051) rose 81.1% and non-apartment transactions (310,973) rose 35.4% from the same period a year earlier.

▲Jeonse and monthly-rent transactions compiled based on November 2020 fixed-date (confirmed-date) data (hereinafter “lease transactions”) totaled 173,578, up 0.4% from the previous month (172,815), up 13.2% from the same month a year earlier (153,345), and up 21.9% from the five-year average (142,446).

Cumulative lease transactions through November 2020 (2,006,401) rose 12.2% from the same period a year earlier (1,787,879) and 24.7% from the five-year average (1,609,059). The share of monthly rent among November 2020 lease transactions was 42.0%, up 3.0 percentage points from the same month a year earlier (39.0%) and up 1.1 percentage points from the five-year average (40.9%).

By region, the Seoul metropolitan area (119,961) rose 0.7% from the previous month and 18.6% from the same month a year earlier, while the rest of the country (53,617) fell 0.1% from the previous month and rose 2.6% from the same month a year earlier. By housing type, apartments (85,227) fell 1.1% from the previous month and rose 11.3% from the same month a year earlier, while non-apartment homes (88,351) rose 1.9% from the previous month and 15.1% from the same month a year earlier.

By lease type, jeonse (100,613) fell 2.9% from the previous month and rose 7.6% from the same month a year earlier, while monthly rent (72,965) rose 5.5% from the previous month and 22.0% from the same month a year earlier. On a cumulative basis through November 2020, the share of monthly rent among lease transactions was 40.5%, up 0.2 percentage points from the previous month (40.3%) and up 0.4 percentage points from the same period a year earlier (40.1%).
