According to the Ministry of Land, Infrastructure and Transport, the number of apartments scheduled for occupancy nationwide in the third quarter of 2020 (July–September) was tallied at 110,858 households, up 16.6% from the five-year average (95,000 households). In the Seoul metropolitan area, the figure was 61,995 households, a 33.7% increase from the five-year average (46,000 households), while Seoul recorded 12,552 households, a 27.1% increase from the five-year average (10,000 households).
Looking at the detailed occupancy volumes, in the Seoul metropolitan area 26,614 households are scheduled to move in during July 2020, including Seongnam Sujeong (4,089 households) and Incheon Songdo (3,100 households); 25,281 households in August 2020, including Gimpo Gochon (3,510 households) and Hwaseong Dongtan 2 (2,512 households); and 10,100 households in September 2020, including Gangnam Gaepo (2,296 households) and Namyangju Hwado (1,620 households). In provincial areas, 14,540 households are scheduled to move in during July 2020, including Muan, Jeonnam (1,531 households) and Jeonju, Jeonbuk (1,390 households); 12,980 households in August 2020, including Myeongji, Busan (2,936 households) and Jinju, Gyeongnam (1,744 households); and 21,343 households in September 2020, including Sejong City (3,100 households) and Dong-gu, Gwangju (2,334 households).
By housing size, there were 35,868 households of 60㎡ or less, 65,366 households of 60–85㎡, and 9,624 households exceeding 85㎡. Small- and medium-sized homes of 85㎡ or less accounted for 91.3% of the total, indicating that the bulk of the occupancy volume consisted of small- and medium-sized housing. By developer type, private developers accounted for 81,469 households and public developers for 29,389 households.
Meanwhile, as of the end of May 2020, the number of unsold homes nationwide was tallied at a total of 33,894 units, down 7.5% (2,735 units) from the previous month (36,629 units) and down 46.0% (28,847 units) from the same month a year earlier (62,741 units). Unsold homes remaining after completion of construction totaled 15,788 units as of the end of May 2020, down 3.6% (584 units) from the previous month (16,372 units).
By region, unsold homes in the Seoul metropolitan area numbered 3,016 units, down 20.3% (767 units) from the previous month (3,783 units), while provincial areas recorded 30,878 units, down 6.0% (1,968 units) from the previous month (32,846 units). In particular, unsold homes in provincial areas have declined for nine consecutive months since August 2019 (52,054 units), falling 41.2% (21,645 units) from the same month a year earlier (52,523 units). Looking at total unsold volume by size, large and mid-sized unsold homes exceeding 85㎡ were tallied at 2,675 units, down 8.5% (250 units) from the previous month (2,925 units), while those of 85㎡ or less came to 31,219 units, down 7.4% (2,485 units) from the previous month (33,704 units).
